I'm in support of ZTA 19-01 and I hope you are too!


I am writing in support of Zoning Text Amendment (ZTA) 19-01 – Accessory Residential Units – Accessory Apartments, sponsored by Councilmember Hans Riemer. The first hearing on this matter will be held in Tuesday, February 26th in Rockville at the County Council's third floor hearing room from 7:30 PM until 9:30 PM.

Montgomery County has a housing crunch and for environmental reasons as well as social equity, promoting ADU growth can provide much needed affordable housing in transit-oriented neighborhoods. As an Architect I have experienced the difficulties homeowners go through when attempting to create ADU’s under the current regulations. The text amendment will go a long way towards mitigating the issues and creating more opportunities for homeowners and new residents in our county.

Building more housing in transit-oriented communities is sound environmental policy by using existing infrastructure to support additional residents and cutting down on sprawl and car traffic that accompanies sprawl. Small businesses thrive when a community provides revenue from customers; large companies will move to areas with a sufficient workforce; metro and the purple line rely on ridership for the essential funds needed to support maintenance and reliability, hours of operation, and expansion to areas not currently served. Young people will be able to afford neighborhoods that are currently out of reach financially and families are helped to buy a house if they have mortgage help from an income generating unit. Seniors are helped to age in place with the income from an ADU in their home.

Promoting ADU growth will build communities that are more diverse, equitable and environmentally sound. I respectfully request that you support ZTA 19-01.
